What do you do when you’re gifted a 250,000 square-foot, turn-of-the-century building in need of serious renovation? You call us in. The St. Louis Metropolitan YMCA found itself in exactly this situation when they were given The Marquette Building as a charitable donation. Lacking the resources of financial experience to take on such a large and complex undertaking, we worked with them to ensure they could reap the full benefits of the donation.
Solution
Working closely with our strategic development and investment partner, we created a unique program that allowed the YMCA to benefit from the donation while creating a real asset to the owner, investor, and to the city of St. Louis. The $56 million redevelopment comprised a mix of uses, including a YMCA—built at no cost to the organization—with 81 condos, 36 apartments, commercial office and retail space. Ensuring The Marquette Building can remain part of the fabric of the St. Louis community for many decades to come.
