Challenge
As the last remaining theater in the Grand Center Arts District, civic leaders felt strongly that the rehab of this century-old classic structure was of critical importance to St. Louis’ cultural heritage. However, the building itself was on the verge of collapse and did not have a traditional revenue source to support its redevelopment.
Solution
As a theater, the historic property required every financial support and subsidy available from local, state and federal sources. Working closely with our strategic real estate development and investment partner, we developed a complex financial solution to make the redevelopment a success.
In collaboration with architects, designers, local trades and artisans, our construction team was able to identify restoration and implementation processes to update the building and meet modern day building codes. Almost every inch of the building underwent significant restoration, resulting in a beautiful space providing the perfect blend of historic detail and modern amenities.
